All You Need Institute (AYNI) Seeks Events & Rentals Manager

Duties / Roles / Responsibilities

Rentals (short-term) 

  • Communicate across multiple rental platforms to welcome and accommodate guest needs
  • Update website and/or social media as needed; send out regular newsletters to email list 
  • Prepare rental space and greeting of visitors 
  • Manage pricing for short term rentals according to seasonal changes across platforms 
  • Organize, inventory, and manage all rental items in a tidy & accessible manner (linens, heaters/fans, etc.), including waste streams
  • Facilitate/delegate maintenance and improvement of campsites & rental facilities incl. signage, camping benches, trail markers, maps
  • Increase sales & manage inventory of additional camping items incl. firewood, ice, smores packs, yaupon tea, etc. 
  • Keep track of income, expenses, cash, and file monthly sales taxes for business. Keep bookkeeping & accounting records well organized.
  • Develop and execute marketing plan for campground 
  • Attend meetings 30 min – 1hr week to clarify goals and priorities with stakeholders

Events

  • Create marketing materials and plan for consistent AYNI-created events & hosting client events for others in the community 
  • Communicate with potential event clients and accommodate needs
  • Create budget and proposals for AYNI-hosted events when expected gross is over $250 
  • Coordinate with Burrow Nature Center (BNC), AYNI Village to create mutually beneficial events 
  • Coordinate volunteer and/or other work labor as needed to execute events
  • Host 1-2 events per month during peak season (Oct – Jun). 

The Ideal Candidate:

  • Wants to live long-term in intentional community in the Gulf South/Greater New Orleans area. Families welcome! We are open to this role being filled by a duo.
  • Has social/familial ties to this region and/or has spent significant time in the Gulf South
  • Physical ability to lift 40+ lbs (propane, sawdust, firewood, etc) and navigate uneven terrain in all weather conditions
  • Has the capacity to manage/coordinate the labor and effort of a group to execute larger events
  • Is comfortable with the inevitable overlapping roles that can happen as a live-in resident and worker in an intentional community
  • Has a genuine interest, experience, and skills in hospitality, offering high-quality nature experiences, and facilitating community focused education and connection opportunities 
  • Has basic repair/maintenance skills 

Compensation: 

On-Site Housing in an off-grid, solar powered, woodstove heated pondside cabin + access to all regular tenant facilities & community features (micro-school/childcare, community meals, homesteading + gardening projects, etc.) (value: $750/month).

20% of adjusted gross income (minus payment processing fees & taxes) generated from the Rentals & Events Business (current avg. $2700/month, seasonal fluctuations). 

This position has opportunities to grow, including responsibilities and compensation for long term tenants.

Compensation is negotiable based on qualifications. There are additional housing options besides the one listed above.

Ideal Candidate

Self-Directed: motivated to work consistently without oversight but reports to a brief weekly “Check-in” (email or 30-min meeting) to keep you in the loop on big issues.

Personable/A Good Host: Can warmly meet strangers and can remain calm when a guest is frustrated or lost.

Boundary Setting: Can cordially say “I’m off the clock right now” to a neighbor or guest; can clearly communicate needs and desires in a timely manner and field requests

Technological Literacy: Comfortable using Google Suite (Sheets/Docs/calendar), social media scheduling tools, and navigating the backend of booking platforms.

Anticipates Need: sees a loose trail marker or an empty hand-soap bottle and fixes it (or schedules repair) before being told or before a guest complains.

Detail Oriented: Notices the small things— something is missing, signs of creeping wear and tear, signs of pest infestation

Handy: Can perform basic repair tasks (using a drill, clearing brush, or fixing a leaky faucet, etc).

Platforms familiarity: Airbnb, Hipcamp, Firefly Reservations. Also google workspace, particularly sheets.

Content Creation: Ability to take decent photos/videos on a smartphone to keep the listings, website, and social media channels looking “active” and inviting.

…More About Us:

AYNI LLC began in June of 2018, and we began hosting campers and rental events in 2020 after completing our first round of infrastructure on the land (ranger station, yurt, canvas tents, primitive campground). Since then we host anywhere from 300-500 people a year on our 5 site primitive camp ground, 1 glamping tent, 1 tiny cabin, 1 full-size cabin, and our 700 sqft yurt. We also have facilities for groups size 20-40 that include a fully equipped kitchen and covered dining area. Our events tend to focus on earthskills (natural building, foraging, etc.,) earth-based/indigenous spiritual practices (winter solstice, grief rituals, etc.), and nature-based learning and education (prescribed burning workshops, Forest School for kiddos). We make it a priority for our events to be kid-friendly, as accessible as possible (economically, physically, culturally), and deeply conscious of the environmental impact human visitors have on the land we live and love.

Alongside AYNI LLC there are two other entities at home on the land. The first is the Burrow Nature Center, our non-profit arm that focuses on conservation of and education about the unique ecosystem and multiple threatened species that call the land here home. The second is an entity in the making, AYNI Village, which governs the community of 10-12 individuals who live together on the land full-time. We are working towards creating a community land trust that allows for a group of community stewards to oversee long-term facility/residential development as well as oversees the day-to-day tasks of community living.

As the events & rentals manager, your main role would be to manage AYNI LLC, but coordination across all the entities is key. Further, as a live-in long term resident, you would inherently be part of the AYNI Village, and would be expected to participate in community tasks and responsibilities.
